Denise, who was my accountant, contacted me to help her and her husband Dave purchase a condo for her mom, preferably in Pickering.
After asking Denise questions on what they wanted, we took their resulting buyer profile and entered them into our custom Homehunter program.
Kelly was assigned to work with Dave and Denise and in less than 2 months, she found the perfect condo apartment for them in one of the nicer buildings in the GTA, a Tridel-built condo on Valley Farm Road in Pickering.
An offer was submitted and accepted at 95% of the asking price, which is almost unheard of. When we talk to our buyers at our initial meeting, we try to find out as much info as possible, so when preparing an offer, we may use some of that info to give our clients a competitive edge. For instance, if they have a lot of money saved, we could submit a larger than usual deposit (say $100,000 or more), which could sway the sellers in a multiple offer. In this case, Dave and Denise had no problem with a very quick close, which the seller preferred, hence the great purchase price.
Unfortunately, less than a year later they called to say they needed to sell the condo. I was the lead agent for the listing and although it was basically the same market, sold the unit 7% more than what they paid for it! Part of how we were able to do that was buying it for less, and also by using our Home Selling System to sell for more.
Denise and Dave must have been happy with the job we did for them because they then asked us to help their first-time buyer son and his girlfriend get into the market, which we were able to do.
